The following list is a general scope of services which could be provided by Portage Design Group Inc. for your project. These services will be performed by professional design practitioners, qualified by means of education, experience and examination.

Our team is committed to client satisfaction, we respect our clients’ budget and timeline, while always delivering an engaging and sophisticated design. This list will be customized to suit your specific requirements; from a one‐time 4 hour consultation to a complete design package, you let us know what you need and we’ll do the rest.

CONCEPT

We will start by conducting research, identifying and analyzing your goals and priorities; evaluating existing documentation and conditions; assessing project resources and limitations; identifying life, safety and code requirements; and developing project schedules and budgets. At this point preliminary space plans and concept sketches that reflect the client’s priorities are done. These items as well as a preliminary selection of colors, materials and finishes to appropriately convey the design concept are presented to you for approval.

DESIGN DEVELOPMENT

The concepts, plans, details and finishes are refined as per the clients direction and developed into a complete solution. The design concept is also examined to ensure it meets functional, maintenance, environmental, and safety requirements. Selection and specification of furniture, fixtures, lighting, equipment and millwork, including layout drawings and detailed product descriptions also take place.

WORKING DRAWINGS

The detailed working drawings (or blueprints) that define the work to be constructed are produced. The drawings may include partition plans, power and communications plans, reflected ceiling plans, material and finishes plans, and furniture layout plans, as well as elevations, sections and details. We will coordinate with and review the drawings of other consultants such as Structural Engineers, Architects etc.  These drawings and schedules facilitate pricing by contractors, suppliers and craftsmen as well as procurement & installation of furniture. They are also used to apply for Building permits. If your project requires the services of an Architect in order to acquire building permits we are aligned with an architectural firm that will supply the required drawings in additions to ours. This is a well coordinated and integrated approach that saves time and money for you the client.

CONSTRUCTION MANAGEMENT

This is the set of services which includes developing and monitoring schedules and construction costs; ensuring construction is completed in conformance with contracts and design intent; liaison with contractors and consultants throughout the course of construction; reviewing shop drawings and submissions from the contractor; observing and commenting on the construction progress; monitoring move-in and furniture installation; and conducting required post-occupancy evaluations.
